The Home Prep Checklist Every Philadelphia & South Jersey Seller Needs Before Listing

Even though your agent can move quickly to get a property on market, the homes that sell fastest, and for the best price, are the ones that took the time to properly prepare the home. B‍uyers see the value in a home that is well cared for and will feel more confident presenting a strong offer when there are no obvious projects left to be addressed.

In many sale contracts, there is a specific clause requiring the Seller to maintain your property in its present condition through closing (normal wear and tear excepted). In plain terms: whatever a buyer sees (and inspects) is what you're on the hook for until the day you hand over the keys. If something breaks in the midst of the transaction, the Seller is required to disclose the issue and make the repair. Getting ahead of the obvious stuff now means fewer surprises, fewer repair credits negotiated off your price, and a much calmer path to the closing table.

Why Home Prep Matters

A few things worth understanding before you pick up a paintbrush:‍ ‍

Your home is a product in the market. Buyers are comparing your home to every other listing they've toured that week, often without knowing it. You have to do your best to set your emotional attachments aside and stay focused on the best business practices to sell your property.

Well-maintained systems build buyer confidence. A serviced HVAC unit or a recently cleaned gutter system tells a buyer, subconsciously, that the rest of the house has probably been taken care of too. When pride of ownership is evident, it helps calm any nerves a buyer may have, which makes for a much more enjoyable experience for everyone!

Getting ahead of inspection issues keeps negotiations reasonable. The difference between "here's a home that needs one or two things" and "here's a home with a growing repair list" is often the difference between a smooth negotiation and a buyer who gets cold feet. When a buyer starts adding up the list of repairs that are discovered during inspections (even if they are a bunch of minor issues), they quickly become overwhelmed. Financial fear is a quick way for a deal to fall apart.

This is the first impression that captures a buyer eye both online, where most buyers start, and in person.

  • Clean up gardens and trim foliage

  • Power wash siding, walkways, and entryways

  • Repair any rotting or damaged wood (trim, porches, decks)

  • Repair any major masonry issues

  • Clean gutters

Small investment, outsized return: a power wash and a weekend of yard work routinely does more for a listing's first photos than most sellers expect.

Roof, Systems & Safety

‍These are the items that shows up in almost every inspection report if it's ignored. It’s also the ones most likely to turn into a negotiated credit.

  • Have the roof evaluated and repair loose shingles, flashing, etc.

  • Have your HVAC system cleaned, serviced, and any necessary repairs addressed

  • Correct any safety issues (electrical, loose railings, tripping hazards, etc.)

  • Check that smoke and carbon monoxide detectors are up to current code

  • Remediate any known environmental issues (mold, asbestos, radon)

  • Review local requirements for residential resale and make any necessary repairs (ask your Realtor for guidance here!)

Interior Presentation

‍The goal here is to create a place where a buyer can picture themselves living. They shouldn’t feel as though they are visiting someone else’s home.

  • Freshly paint main living spaces in white or neutral tones

  • Replace dated light fixtures

  • Replace old outlet and switch plates

  • Address any odors due to pets, smoke, or moisture

  • De-clutter, de-personalize, and deep clean

  • Neutralize decor and stage main living spaces for photos and showings

‍Of everything on this list, de-cluttering and neutralizing decor tends to be the step sellers underestimate most. Those are also the one that makes the biggest difference in photos.
